General Remarks and Stipulations
The land comprises approximately 80.35 hectares (198.55 acres) of upland pasture land split into two enclosures.

The land is available to let as a whole.

Situation
The land is located in Northumberland approximately 1 kilometer north of East Woodburn. East Woodburn can be accessed from the A696 at Monkridge or from the A68 which disects West Woodburn approximately 1 ¾ kilometers to the west.

Directions and Viewing
The land is located off an unclassified C road and can principally be accessed from the East Woodburn to Monkridge road. The location of the land is shown on the location plan.

Viewing can take place in daylight hours in possession of particulars of letting. An ATV or other similar off-road vehicle may be used to assist with viewing's.

The Tenancy
The land is available to let on a Farm Business Tenancy Agreement commencing 25 March 2020 for a period of thee years. A resumption clause is included in favour of the landlord in relation to the working of the adjoining quarry.

The agreement will include normal repairing and insuring terms as detailed within the Farm Business Tenancy which will be made available upon request.

Rent
Rent will be payable half yearly in advance.

Field 1
The parcel extends to 11.06 hectares (27.33 acres) and is accessed immediately off the public highway approximately 1 kilometer north of East Woodburn.

Field 2
The parcel extends to 69.29 hectares (171.22 acres) with the access road dissecting the parcel on the southern boundary. Access is taken from the minor road which terminates at High Nick Quarry and this is accessed from the East Woodburn to Monkridge road 225 meters after crossing Lisles Burn in East Woodburn. Field 2 adjoins Field 1 in the north west corner.

Both parcels have rock outcrop and wastage within them and in this regard the total grazeable area is estimated to be 75.27 hectares (186 acres) and rental tenders should be based on this area.

Uses
The use of the holding will be restricted to agricultural use only unless permission is granted by the landlord for an alternative use.

Mineral Rights
All mineral rights are reserved

Timber
All growing timber is reserved by the landlord.

Basic Payment Scheme
The land is let free of Basic Payment Scheme and the tenant is free to claim. Field 1 is classified as Severely Disadvantaged (SDA) and Field 2 is classified as Moorland (M).

Rights and Easements
The tenancy is subject to all existing rights of way, easements and wayleaves.

Shooting Rights
Not included within the tenancy.
